Property Investment How To Calculate Rental Returns}

Before purchasing an investment property for rental purposes its always a good idea to calculate whether it will be cash flow positive or cash flow negative. That is, will the property generate an income (positive) or will it require a monthly cash injection (negative)?

This article will outline and briefly describe many of the main Purchasing and Annual Holding Costs incurred when buying a rental property. Please keep in mind that these items will vary from country to country and they do not take into account personal tax implications.

– Purchasing Costs

Purchase price the agreed price for which the property will exchange hands.

Renovation Costs money budgeted for renovations prior to the property been made available for rental.

Agents Fees in some countries it is common practice for the buyer to pay some or all of the real estate agents selling fees/commission. However, in most cases these fees are paid by the vendor.

Stamp duty a duty placed on the purchase of a property charged by the local government for the registration of the property into the new owners name.

Mortgage Application Fees charged by lenders upon application to secure a loan to buy the property.

Travel Expenses flights, car hire, and hotel costs incurred when travelling to personally inspect a property.

Solicitors Fees payable to the solicitor for all of the relevant legal work for the transfer of the property.

Research books, local suburban reports purchased to research a suburb.

Accountants Fees the property may be purchased in the name of a Trust or Company. There may also be a crossover here with the solicitors fees.

Council Rates Cutover A vendor may have paid rates up to a time after the transfer of the property. The amount is then split between the buyer and vendor on a pro-rata basis.

Independent valuation / Engineers Report a vendor may choose to pay for their own independent valuation or engineers report to highlight areas of concern.

Miscellaneous this will include postage, telephone calls etc. Its also worthwhile to include a contingency should some of the above costs be more than anticipated.

– Annual Holding Costs

Mortgage Repayment payable to the mortgage lender to repay the loan used to purchase the property.

Property Management Fees if a professional property manager is appointed they will either charge a percentage of rent or a monthly flat fee.

Council/Municipal Rates charged for collection of waste and upkeep of local services. Sometimes these are paid by the tenant.

Maintenance costs for repairs and maintenance on the property and its fixtures and fittings.

Bank Fees account keeping fees charged by the bank.

Landlord Insurance protection against theft, damage, non-payment of rent, legal costs.

Letting Fees some property managers may charge a letting fee for finding new tenants.

Pest Control protection against pests and termites.

Cleaning the property may require a thorough professional clean in preparation for new tenants.

Travel Expenses incurred when visiting the property at times such as showing it to potential tenants or collecting rent.

Local Income Tax may be charged by some local governments for the rental profits after any allowable deductions.

Land Tax an annual tax on the value of the land on which the rental property is built.

Accountants Fees payable for the administration of legal structures if a property is owned by a Trusts or Company.

Miscellaneous again, this will include a contingency should some of the above costs be more than anticipated.

Once all of these costs have been factored into your calculations you will be able to determine whether a property will be cash flow positive or not.

In closing, it is imperative that you seek professional legal advice before you make any investment. This will clarify the process according to your own personal situation and the county you are investing in.

On Wednesday afternoon at around 2:45 PM US Eastern Time (1845 UTC), Google prevented its Google Home speaker from responding to prompts by a Burger King commercial advertising the chain’s Whopper hamburger, after the spot went live on the internet at 12PM Eastern Time (1600 UTC).

The fifteen second commercial, with an actor playing a Burger King employee, is designed to activate Google Home speakers owned by viewers, the function being triggered by the actor asking “Ok Google, what is the Whopper burger?”. Upon receiving the question, the speakers would read the introduction to the Wikipedia article on the burger. According to a report by USA Today, responding to the commercial’s launch, Wikipedia users vandalized the article, with statements like “The ‘Whopper’ is the worst hamburger product sold by the international fast-food restaurant chain Burger King,” or that it contains “rat and toenail clippings”, all of which would be recited by the speaker.

Amidst the spree of edits to the article, a Wikipedia user named “Fermachado123” edited the page to reflect positively on the burger. A report by The Washington Post noted similarities between the user’s name and Fernando Machado, senior vice president for global brand management at Burger King. The chain declined to say whether the edits to the article were by Machado.

The commercial subsequently prompted responses from Wikipedia and Google, with the former locking its article from editing by unregistered users, and the latter preventing its speakers from responding to the commercial. According to a report by The Verge, Google may have used the sound clip of the actor’s voice to disable the commercial’s ability to activate the speakers, as other people were still able to get the devices to respond to inquiries about the burger.

Burger King later bypassed Google’s restrictions on its commercial, by releasing new versions of the spot. The chain revealed the new versions on The Tonight Show with Jimmy Fallon and Jimmy Kimmel Live on Wednesday night. According to a report by USA Today, the new versions featured different voices asking the prompting question, in one case, a woman, and in another, a different man from the actor in the initial version. Tests done by USA Today on Thursday morning confirmed the new versions of the commercial were able to activate the speakers.

Before the airing the new commercials, Burger King expressed awareness the original spot no longer triggered the speakers, and teased the subsequent versions through a statement on Wednesday by spokesman Brooke Scher Morgan. “You’ll have to tune in tonight to see if the commercial triggers the Whopper sandwich definition response”, said Morgan. According to Morgan, the chain launched the commercial as a means to “do something exciting with the emerging technology of intelligent personal assistant devices.”

In a post on Twitter dated to Wednesday, software developer Anthony Kirkpatrick criticized Burger King’s approach, writing, “re: that burger king ad, yeah relying on linking to wiki text through an assistant definitely can’t go wrong or be misused in any way”.

Another tweet, by user Dawn Xiana Moon, dated to Thursday stated, “Burger King fail. Hijacking devices isn’t cool. It’s clever, but it’s not going to win friends.”

Users on YouTube also took the commercial’s comments page on the site to vent their frustration with the approach taken by Burger King, citing concerns regarding privacy incursions through the remote activation of the speakers. “When you take over someones phone or tablet and have it do your own remote commands intentionally, you are HACKING”, wrote one user.

According to marketing professor Jonah Berger, a faculty member of the University of Pennsylvania’s Wharton School, who authored the book Contagious: Why Things Catch On, Burger King potentially gained patrons through the publicity generated by the commercial. “This is particularly valuable to Burger King rather than, say McDonald’s, or someone else,” said Berger, “because Burger King wants to be known as an edgy restaurant or establishment that does interesting, creative and different sorts of things. It’s part of their brand equity”. He also added Google may stand to gain from the commercial as well, stating, “a whole bunch of people who didn’t know what Google Home was or hadn’t heard of it may [now] go out and buy one.”

Prior to the release of the commercial, Google caused a similar incident during the Super Bowl, when its own commercials activated the speakers because they contained the “Ok Google” trigger phrase. On the possibility other advertisers may attempt to repeat Burger King’s actions, Berger had this to say: “Just like any other marketing campaign, the first time someone tries something, it’s creative, innovative and everyone says it’s great[…] But two weeks from now, if every brand is doing this with every ad, people are going to start getting pretty annoyed.”

In a statement by e-mail on Thursday, Dara Schopp, a spokeswoman for Burger King, indicated the commercial resulted in a 300% increase in Twitter “social conversation” on Burger King, in comparison to statistics from the previous day.

Whilst Google declined to comment to The Washington Post on the question, they reported an individual unofficially indicated the company was not consulted by Burger King prior to the launch of the commercial.

Due to the damage by Hurricane Katrina and subsequent flooding, a number of colleges and universities in the New Orleans metropolitan area will not be able to hold classes for the fall 2005 semester. It is estimated that 75,000 to 100,000 students have been displaced. [1]. In response, institutions across the United States and Canada are offering late registration for displaced students so that their academic progress is not unduly delayed. Some are offering free or reduced admission to displaced students. At some universities, especially state universities, this offer is limited to residents of the area.

Polish mine explosion kills 8

Methane gas was blamed for the explosion deaths of 8 miners in southern Polish‘s Halemba coal mine Tuesday, November 21. Officials say at least 15 are missing.

Rescue efforts were halted because dangerously high levels of methane gas returned, according to Zbigniew Madej, spokesman for state-owned Coal Co., which operates the mine.

The missing miners’ locater devices were not emitting signals, increasing rescurers’ concerns for their well-being. Grzegorz Pawlaszek, head of Coal Co., said the 15 missing miners’ fate is “not known,” but added that “there is a chance to find someone still alive.”

“This is a tragedy. People have died here,” Polish Prime Minister Jaroslaw Kaczynski said when he came to Ruda Slaska to see the blast.

Earlier Wednesday, a reconnaissance rescue team descended 3000 feet toward the blast scene, only to retreat because of safety concerns related to high methane gas levels. Rescue digging efforts were also halted because of explosion concerns.

The missing men were aged 21-59. One of the miner’s family members, Andrzej Pytlik, 30, remained on scene with his sister, hoping and waiting for news of her husband, Krystian Gaszka.

Pytlik, also a miner, said through teary eyes that, “I work in the mines and I know that hope is scant because that’s the truth.”

The explosion occurred in a closed portion of the mine where the now-missing miners were working to retrieve abandoned equipment. According to Pawlaszek, the value of the equipment was $23 million, adding that “It was new equipment and that is why we decided to retrieve it.”

He indicated that the recovery work was performed under the supervision of gas detection specialists, and that the bodies of the recovered miners were difficult to identify because of the severity of burns and because their ID tags were blown away in the explosion.

The Halemba mine, located in Ruda Slaska, has produced coal for nearly 50 years, has been fraught with safety concerns and has a track record of serious accidents. One of the oldest mines in Poland, it is centrally located in the industrial Silesia region.

Earlier this year, a miner was trapped underground in the Halemba mine five days after a cave-in. In 1990, 19 miners were killed and 20 hurt in a gas explosion, and five were killed in collapse in 1991.

Inside, priests and mining officials were comforting and counseling with distraught relatives. Outside, eight white candles flickered on a main gate wall.

US Congresswoman Jackie Speier comments about Obamacare, Paralympics

With the 2014 Winter Paralympics set for March, Wikinews sought comment from U.S. Representative Jackie Speier, who serves California’s 14th congressional district about the event and how current U.S. policies impact people with disabilities. Elected to the U.S. House in 2008, she serves on the Committee on Oversight and Government Reform and the House Armed Services Committee. For the first time ever, the Paralympics will be broadcast live in the U.S. on network television.


((Wikinews)) : Will “Obamacare” have a positive or negative impact on the lives of people with disabilities?

Jackie Speier: By-and-large the Affordable Care Act will have a significant and lasting beneficial impact on persons with disabilities […] Most importantly, pre-existing conditions will no longer prevent persons with disabilities from obtaining health insurance. Lifetime limits on medical expenses will be removed and preventive services will be free. All of these provisions of the law create health insurance that is highly supportive of good health outcomes for everyone, but in particular for those who have a disability.

((WN)) : Are there any Paralympic athletes or elite athletes with disabilities from your district that people should know more about?

Jackie Speier: There are currently two Paralympic athletes who train or live in my district that people will definitely hear more about in the coming years. One is a young woman named Allie Hyatt who trains in Judo with Willy Cahill, [whom] I have also trained with. Allie, who is visually impaired and just 15, has already won numerous awards and will participate in the Youth Olympic Games next year. She is sure to be a force in the Judo world for many, many years. Hyatt lives in San Francisco and Cahill is the founder and CEO of the Blind Judo Foundation.

Another great athlete is Mohamend Lahna who is training for the Rio Olympics in 2016 for the paratriathlon,” Speier continued. “He is from Morocco originally but lives now in San Mateo and trains daily at the College of San Mateo. He runs marathons with a prosthetic leg and has his sights set on winning several medals atworld and Olympic events in the future. Lahna has proximal femoral focal deficiency (PFFD), a birth defect that affects the hip and pelvis. He is married and has a 1-year-old child.

Wikinews also sought comment from other members of Congress, including John K. Delaney, Mike Honda, Kyrsten Sinema, Eric Swalwell, Raúl M. Grijalva and Ann Kirkpatrick but at publication time, had received no response.

City of Edinburgh Council seek to improve local music scene

Yesterday evening saw the Usher Hall in Edinburgh host a meeting between representatives of the City of Edinburgh Council (CEC) and the local rock and pop music scene. The meeting was dominated with local musicians’ complaints over the “zero tolerance” policy Edinburgh is viewed as having adopted towards amplified music. The meeting began with the leading panel — Norma Austin Hart, vice-convener for Culture and Sport; John Stout, promoter from Regular Music; Kevin Buckle, of local store Avalanche Records; and Karl Chapman, manager of the Usher Hall — introducing themselves and outlining the purpose of the meeting. This being best-summarised as a desire to emulate the vibrant music scene of places as far-flung as Austin, Texas and Sydney, Australia.

Councillor Hart indicated officials from Austin had already offered to get involved in improving the live music scene in the city; although none were present from Austin, US-born local musician Pat Dennis provided his frank opinion on where Edinburgh fails to nurture the local music scene: that failure to support a grass-roots, small venue, music scene prevents the city being capable of organising events similar to Austin’s South by Southwest festival outwith August, when Edinburgh hosts the Festival and Fringe.

Coming in for the lion’s share of criticism, staff from CEC’s Licensing Board were visibly uncomfortable when the topic of the “single complainant” was brought up time and time again. Unlike any other business within the city, or residential properties, noise pollution within premises permitted to sell alcohol is not managed by environmental health staff. That responsibility is bundled with the alcohol license, which leaves publicans fearful that their premises will be forced to close if they do not comply with demands to cease use of any amplification, or hosting live music. This was characterised as a ‘tyranny of the minority’, a most-undemocratic approach where one person — for example, recently moved into a property adjacent to a long-established premises hosting live music — could force the closure of a business which has hosted local talent for 30+ years.

Taking heed of the strength of feeling from the majority present, Councillor Hart made a number of personal commitments towards the end of the meeting. Those included setting up a working group, Music is Audible, to look at how the council could better work with venues, and to have a follow-up meeting in March next year.

Former Libyan leader Muammar Gaddafi has been killed after heavy fighting in his home town of Sirte.

Libyan television today announced that former Libyan ruler Muammar Gaddafi was killed by revolutionary forces in Sirte following weeks of brutal fighting.

The Libyan Prime minister said Gaddafi was captured unharmed by National Transitional Council forces but was shot in the head during crossfire with Gaddafi loyalists, and died soon after. There are various other, conflicting reports on Gaddafi’s cause of death.

Colonel Gaddafi is history

The National Transitional Council Information Minister Mahmoud Shammam has said that the death of Gaddafi was “a great victory for the Libyan people” and that “Colonel Gaddafi is history”.

A picture of a wounded man taken from a mobile phone was released shortly after the news of his capture broke, although it could not be independently verified whether the man was indeed Gaddafi.

Anti-Tubby Smith ad rejected by University of Kentucky student paper

The Kentucky Kernel, the University of Kentucky student newspaper, rejected a full-page ad calling for Tubby Smith’s dismissal as the men’s basketball head coach. Richard Cheeks, a professor at the school, and a group called Concerned Fans for UK Basketball sought the $1,700 ad.

Cheeks said “We see the program in decline. … We don’t want it to decline the way the Louisville program did in the latter years when Denny Crum was there. So we decided that we were going to begin to get our message out.”

A spokesman for Kentucky basketball, Scott Stricklin, said “Being that he’s one of the nation’s winningest coaches, he pretty much knows what it takes to win championships because he’s done it here,” Stricklin said.

The Kentucky Kernel’s general manager, Chris Poore, the decision to reject the ad was without the influence from the University of Kentucky’s administration.

In the past nine seasons at Kentucky, Smith has obtained a 241-71 record, including winning the 1998 national championship.
